£80 million transformation of North Prospect.

The regeneration of North Prospect is a partnership between Plymouth Community Homes, Plymouth City Council and the North Prospect Partnership. The ten year scheme, which has been developed with residents over many months of consultation, will get underway in 2010.

Why are Plymouth Community Homes doing this?

Over the last three years we’ve had several specialist surveys done that have shown serious structural problems with some homes in North Prospect. Failing mortar and wall ties, serious damp and other problems. Some homes have already had to be abandoned and some are propped up. Things are getting worse and doing nothing is no longer an option.

Is your house being demolished?

The specialist surveys and consultation have led us to the point where we have a three-colour map of the affected area. The Green zone is where we think the most demolition and new build is likely.  In the Beige zone the emphasis is on refurbishment with limited demolition and renewal. The Blue zone is where we think there’ll be refurbishment, although there are pockets of really poor homes in this area that might need demolition and new building.  You can find a map of these coloured areas at the bottom of this page.

When will you know for sure what’s happening to your home?

Over the next six months we’ll be visiting every home to survey thoroughly. That should give you a good indication of what might happen, although no work will start for at least a year. After the surveys we start talking to residents about a plan for the whole area, called a Master Plan. Once everyone’s happy with the Master Plan we apply for planning permission. When we get planning permission work can start. It’s going to take 10 years to regenerate the whole estate but the quality of the homes and neighbourhood at the end of it will be much better than now. New homes will be built to modern standards which means they won’t be smaller, there’ll be new affordable ownership opportunities and the proposals include a wider range of housing from 4 bed roomed to 1 bed roomed to meet everyone’s housing need.

If your home is not being demolished what can you expect?

It’s going to be disruptive for a while. A home may need major refurbishment and residents might have to move out while we do that. We’ll help with this, and there will be payments to fund moving costs. If there’s only a small amount of refurbishment to be done on a home it should mean only a few weeks of disruption and the residents won’t need to move out.

Your choices!

For tenants there will be a range of choices. No-one will be homeless as a result of the regeneration, and we will do everything we can to meet each family’s needs. Tenants who want to stay in North Prospect will have the option to come back, we’ll try to relocate people close to North Prospect if that’s what they’d like, and if tenants want to move to another part of Plymouth we’ll help with that too. If tenants have to move, payments will be available to cover moving costs.

What does the regeneration mean for people who own their own homes?

Following the planned surveys some homes may still have to be demolished even though they are privately owned. We understand what a huge impact this will have on people’s lives and will do our absolute best to offer home owners a range of options. There will be lots of different circumstances – some people may like the opportunity to buy into one of the new build houses with our help, some may like the opportunity to move away from the estate, some may like to move to a smaller property. The most important thing for us to do is find out what suits each individual family and do our very best to reach a good solution. 

If you own your home and it’s not being demolished it may be disruptive for a while. There'll be lots of work going on across the estate for a long time, but when that's over the estate will be transformed for the better. We're working towards being able to offer home owners the chance to buy into the refurbishment programmes happening in tenants homes. This could mean you could choose to have some work done to your own house at a reduced cost.
