Welcome to the third update of our 2025/26 Major Works Investment Programme, keeping you informed on the progress of our PCH Major Works Investment Programme.
This quarter has seen further exciting developments, meaningful community contributions, and real stories of impact.
Resident voices
During November, a constructive and productive feedback session was held between staff and residents involved in the procurement of the recent contracts for kitchens, bathrooms, heating, electrical and windows, as well as our external works contracts at Cecil Street, Neswick Street and Kings Street and How, Looe and Vauxhall external works contract. Residents were delighted to see the outcome of this work and to see the real tangible impacts this was having in our homes.
Checking your home is safe - Stock Condition Surveys
We are committed to providing safe, secure and warm homes and we treat people how we wish to be treated, with fairness and respect. Undertaking Stock Condition Surveys enable our team to ensure everyone remains safe and compliant in their homes. We understand the importance of ensuring we are consistent in our approach by providing our colleagues with the information, understanding and tools to respond appropriately to our vulnerable customer's needs. We aim to make reasonable adjustments to our service provision which seeks to, as far as possible, ensure that no customer suffers any disadvantage because of their vulnerability. We have been working hard this year to understand our silence as a team and are now visiting all CAT1 hazards which have been outstanding for a year as part of the Stock Condition Survey programme.
Social Value in Action
We’re committed to giving back to the communities we serve. This quarter, our contractors have cleaned off graffiti on a wall located on Union Street, made a £250 social value donation to a local charity providing food and other essentials to local people at crisis point, supported residents with garden and waste removal, power washed play areas and communal railings and are working with residents on the redecoration of communal areas.
Claremont Street
The Asset team joined a Halloween event for our Claremont Street residents which provided an opportunity to share ideas about the investment works planned to commence in 2026/27.
Cecil, Neswick and Kings Street
The external appearance and aesthetic of our homes play a powerful role in shaping first impressions and instilling pride. We have commissioned Mitchells Architects to develop new design concepts ensuring a blend of functionality, aesthetics and a sense of place. Consultation events will be taking place in Q4 to seek resident views on these options.
Pembroke Investment Works
Pembroke Street Management Board have reported ‘the refurbishment works are going really well; we have received really positive feedback from our residents about BuildX and the PCH Asset team’.
EPC Upgrade works
We’re pleased to share an update on our second pilot delivering loft insulation and LED lighting to improve the warmth and wellbeing of our tenants. The programme has been led by the Asset team, working in partnership with contractor Ian Williams and we’re delighted that the pilot has received excellent results to date, currently achieving 100% customer satisfaction.
