13 January 26

PCH 251118 HOMEGROWN HEROES Stock Condition 2 (1)

For our next edition of our Homegrown Heroes series, we spoke to Janette Pomeroy, James Calabrini and Dan Muxlow, Stock Condition Surveyors in the Asset Strategy and Delivery team at Plymouth Community Homes (PCH).

Janette, James and Dan have worked at PCH for a combined total of 22 years, and each embarked on different professional paths to get to where they are today, including starting at PCH following a year of work experience with the Asset Management team and as a Ranger in our Environmental Services team.

It’s now time to meet our latest Homegrown Heroes.

Meet Janette

Janette came to Plymouth in 2017 and started at PCH as a Stock Condition Surveyor in 2021. Janette lived in Bournemouth before moving to Plymouth, where she undertook a Construction course at college and studied Civil Engineering at Polytechnic.

After her studies, she undertook a number of roles including Highways Engineer and Highways Road Safety Engineer at Bournemouth Council and a Building Surveyor at Bournemouth Council Housing, where she worked in Contract Planned Maintenance, gaining experience working in housing.

When she joined PCH, the Stock Condition team were newly formed, with the team now growing to seven people, and in 2025 she was successful for the position of Senior Stock Condition Surveyor.

Janette said: “I really enjoy working within the Stock Condition Team at PCH. We all work really well together to do the best we can for our residents.

“Last year I was delighted to be successful for the role of Senior Stock Condition Surveyor, and although I don’t tend to survey as much anymore, I really enjoy when I do and hearing about the support provided by the team is just brilliant, not just regarding surveys, but the additional support they are also able to provide. I know that they all really value being able to go into the homes of our residents and assisting our residents every day.

“PCH is a great company to work for, they always look out for staff, there are good benefits, and the flexibility is great.”

Meet James

James joined PCH as a Ranger in our Environmental Services team in 2023, where he worked for a year in this role gaining experience about the wider organisation and working closely with residents in the community.

Before joining PCH, James undertook a number of roles including a landscape gardener in Chelsea and a heating engineer, before progressing to a business co-owner and project manager in a construction company. He later moved to the southwest to care for elderly family. While on the hunt for positions in Plymouth, he automatically aligned with the attitude and values of PCH and when he saw the job vacancy, he jumped at the opportunity and this became the start of his journey within social housing.

In 2024, James was successful for a six-month secondment within the Asset Strategy and Delivery team as a Stock Condition Surveyor, where he was later offered a permanent role within the team.

James said: “My prior experience of working within the building industry has set me in good stead for this role at PCH, and I am grateful to be here. I thoroughly enjoy my responsibilities, and it’s nice to be able to help people daily.

“Residents sometimes do not realise what help and support is available and that we’re here to help them, so it’s great to be able to be the person to share this with them.

“Communication is a huge part of our role, and it is important that we approach each tenant individually. The role is not just to survey the stock, we’re there to assess a large amount of information and discover any potential issues before they develop and impact our tenants.”

Meet Dan

Dan worked as a labourer in Cornwall where he discovered an interest in the construction industry, which led him to undertake a Building Surveying degree at the University of Plymouth. Unfortunately, after completing his degree, there were limited postgraduate jobs available at that time, and his search for employment continued for a number of months. He then decided to reach out to organisations within the city, including PCH to take on some work experience, to help him gain further knowledge working within this area.

In 2011, Dan started 12 months of work experience within the Asset Strategy and Delivery team, where he was later successful for the role of Assistant Surveyor, which was a position created during his work experience at PCH, and he worked in this role for five years.

He then became a Contract Supervisor where he remained for another five years, where he later joined the newly formed Stock Condition team as a Stock Condition Surveyor alongside Janette in 2021.

Dan said: “I really enjoy working at PCH and its unique culture is one of the main reasons why I enjoy working here the most.

“Staff always put residents first and make sure they do the best for them, but it’s also important to note that staff are also looked after too, by being given plenty of training and support from all areas of the business when required.

“If there’s anyone in my position after finishing university, I would definitely recommend taking on some work experience as it has helped me to get to where I am today. One word I would give is ‘patience’ as especially within PCH, new and existing positions pop up regularly and secondments are a great way for internal staff to try new roles.”

We’re delighted to announce that our Homegrown Heroes will now be given a badge to display on their lanyard, to showcase their dedication to being Homegrown Heroes.

Clare Poulter, Senior HR Business Partner at PCH met with our latest Homegrown Heroes to present them with their badges.
