Plymouth Community Homes secures 45 more affordable homes at Matford Brook in Exeter

Plymouth Community Homes (PCH) has secured a further 45 affordable homes at Vistry's Matford Brook development near Alphington, strengthening its growing presence in Exeter and supporting its ambition to deliver more affordable homes across Devon and Cornwall.

This latest partnership with Vistry, the UK's leading specialist mixed-tenure housebuilder, will take the total number of PCH affordable homes at Matford Brook to 93, providing a mix of homes for social rent and shared ownership. The development builds on PCH’s growing portfolio across Exeter and Topsham, where it already manages homes in partnership with Bloor Homes and Cavanna Homes, alongside developments elsewhere in Devon, including Salcombe and Ivybridge.

The announcement follows the launch of PCH's new 10-Year Business Plan, which will see £1.2 billion invested in homes, communities and services across the South West over the next decade. The plan includes ambitions to deliver 1,500 new affordable homes and grow the number of homes managed by PCH to up to 25,000. The additional homes at Matford Brook form part of that long-term commitment to tackle housing need and support sustainable growth across the region.

Of the 45 homes, 34 will be offered for social rent and 11 will be made available for shared ownership through PCH's sales brand, SO Living. The homes will include a mix of two-, three- and four-bedroom properties, helping meet demand for high-quality affordable housing for local people and families.

Matford Brook forms part of the wider South West Exeter urban extension, which will deliver around 2,500 new homes, schools, green spaces and community infrastructure, helping create a thriving new community on the edge of the city. It is situated on the outskirts of Exeter, conveniently located near the M5 and A30.

PCH is working with Vistry on a number of developments across the region, including the delivery of 125 much-needed affordable homes in the north of Plymouth.

The homes are currently under construction and are expected to be available from Summer 2027.

“These homes will help more local people access high-quality affordable homes and support the creation of sustainable communities where people can thrive. We’re especially pleased that many of the homes will be larger family properties including three and four-bed family homes, helping more families to find a permanent home.”

Councillor Richard Buscombe, Executive Member for Housing and Homelessness at Teignbridge District Council said: "Everyone deserves a safe, secure and affordable place to call home. We welcome Plymouth Community Homes' plans to provide more affordable homes at Matford Brook, including many for social rent. These homes will give more local people and families the chance to stay in the area, build their future here and be part of a growing community."

All available homes to rent in Devon are advertised on Devon Home Choice, a partnership of local social landlords. To bid for a property or to be considered for a tenancy, registration will need to be completed using their online application form.
